PROJECT MANAGER JOB DESCRIPTION
GENERAL:
Job Title: Project Manager
Department: Real Estate & Properties
Location: Prince Sultan office
Reporting to: Real Estate Development Director
JOB OBJECTIVE:
Reporting to the Real Estate Development Director, the role of the Project Manager would be to ensure the management of the execution and delivery of major development projects in Saudi (predominantly in Jeddah and Eastern Provinces).
REPRESENTATIVE DUTIES:
• Reports to and interfaces daily with the Real Estate Development Director. Interfaces with the project development team members in planning, programming and implementing the construction of sizeable construction projects (AED 100 Million to AED 2 Billion).
• Responsible for management of project construction scheduling, including pre-construction, construction and post construction phases.
• Participates in design reviews.
• Is well versed into understanding, reviewing and negotiating contracts with clients, contractors, consultants, governments, etc…
• Participates and is involved in value engineering at the various project stages.
• Manages completion of periodic review and reconciliation of financial data to ensure proper job cost coding of construction expenditures.
• Responsible for managing and administering tenders to contractors, consultants.
• Maintain liaison with contractors, architect and owner to discuss modifications and adequate solutions to project problems, monitor and document change orders from initiation to completion of construction and payment.
• Responsible for managing contractors and construction activities to meet project deadlines, budgets, and compliance with approved plans. Monitors project construction activities performed by contractors, including construction inspection, testing, testing certification documentation, quality assurance / quality control and system commissioning of the finished product (buildings and structural works, MEP, marine works, landscaping, etc…).
• Oversees the completion of construction cost estimates, and procurement activities.
• Prepares and updates project construction budget and percent completion report data.
• Evaluates field and contractors performance goals including budget, schedule and safety.
• Coordinates written project safety plans using international safety guidelines and assures regulatory compliance.
• Coordinates, manages and documents the pre-final, final, and warranty inspections.
• Prepare daily reports of project activities and other reports and analyses setting forth progress, adverse trends and appropriate recommendations and conclusions.
• Analyzes construction costs for use in estimating future project costs.
• Performs other duties as assigned.
